Update 2: home inspection done 7/7. Found a couple issues here and there, beyond the obvious finish work that needs to be done; hopefully I can get the price down by a few grand, or get the issues resolved. (Biggest problem is some sub-par materials used for a roofing job; might require redoing the back half of the roof.) Still mostly on track for closing 7/31. Depends on what the seller wants to do with the repairs.

Update: offer placed 6/30, negotiations and verbal agreement 7/1. Est. closing date 7/31. YEE-HAW!!!!

Great back yard, about 1.3 acres total property located on a quiet dead-end street in central Peters Twp. Other houses on the street range from about $200k to $400k. There is lots of off-street and on-street parking. The main floor is a workable size, probably 1100 sq ft, and the basement would add another maybe 500-600. There is also lots of storage space. A lot of work has been done to update the place and finish out the basement, but there is still a healthy amount of work left, mostly finish work. Basement needs some tile work (including the 2nd bathroom), one of the rooms in the basement could be a 4th bedroom with some finish work. The basement has a 2nd kitchen, with the smaller appliances (narrow stove and dishwasher). There is a separate utility room for the w/d and furnace. New 200A electrical service. Main floor has older carpets. The upstairs kitchen doesn't have a dishwasher, but I think one could probably be added. Also, one of the smaller bedrooms doesn't have a closet, so one could be added but it would take away from floor space (probably the biggest flaw in the house). Several thousand bucks and some elbow grease could really make this is a nice place.
